Red Barn RV Park Review — Roswell, NM

The Full Review

Red Barn was not on our radar. We needed a base in southeast New Mexico while visiting Bottomless Lakes State Park and exploring the Roswell area, and Red Barn had availability and decent reviews. What we found was one of those owner-operated parks where the pride of ownership shows in every detail.

The park is small, maybe 30 sites, on the south end of Roswell along Main Street. The red barn out front is not decorative. It is the actual office and recreation building. The owner was waiting at the entrance when we pulled in, guided us to our site, and helped us get set up. That kind of welcome sets the tone.

Site & Setup 15/20

Sites are level concrete pads, wide enough for our rig with room for a patio setup. The hookups are well-maintained and clearly inspected regularly. Our 50-amp connection was clean and delivered stable power. Water pressure was excellent. The gravel between sites is raked and maintained. Privacy is limited since the park is compact, but the spacing is fair and the overall tidiness makes up for it. No shade to speak of since this is the New Mexico desert, but awning space is ample.

Connectivity 12/20

Cell service is decent for a small New Mexico town. T-Mobile held three bars of 4G consistently. The park Wi-Fi is free and works for basic browsing and email. Video calls would be a stretch. Starlink would be a good option for anyone doing extended stays. We managed to get enough work done over five days, but it required some patience during peak hours.

Offspring & Family 8/15

Red Barn is not a family resort. There is no pool, no playground, and no organized kids’ activities. What there is: open desert space for the kids to explore, a horseshoe pit, and the owner’s dog, who became Liam’s best friend for the week. The kids rode their bikes around the park roads and played in the gravel lot. For a short stay, the lack of amenities was fine because we were out exploring every day. For longer stays with kids, you would need to bring your own entertainment.

Unity & Community 9/10

This is where Red Barn shines. The owner knows every guest by name. He stopped by our site multiple times to check on us, shared restaurant recommendations, and told us the best spots to see the Sandhill cranes. Other guests were equally warm. Conversations happened naturally, the way they do in small parks where people are not rushing around. The noise level was peaceful, just wind and the occasional coyote.

Territory & Location 10/15

Roswell is a small city with basics well-covered. Albertsons and Walmart are both within 3 miles. The International UFO Museum is the main tourist draw, and honestly, it is more fun than you would expect. The kids loved it. Downtown Roswell leans hard into the alien theme, which is campy but entertaining. The real draw in winter is the Sandhill crane migration at Bitter Lake National Wildlife Refuge, about 15 minutes northeast. Thousands of cranes descend on the wetlands at dawn and dusk. We watched the sunrise flyout and it was breathtaking.

Essentials & Facilities 10/10

The bathhouse is immaculate. I mean spotless, better-than-your-house immaculate. The owner clearly takes personal pride in the facilities. Modern fixtures, strong hot water, individual stalls, and a level of cleanliness that puts national chains to shame. The laundry room is the same. Newer machines, clean floors, and a folding table that was actually clean. This is the standard every small park should aspire to.

Dollars & Value 8/10

Rates were around $45 per night for a full hookup site. For the Roswell area, that is competitive. Compared to Town and Country RV Park down the road, Red Barn is slightly cheaper with significantly better facilities. The value is strong, especially factoring in the immaculate bathhouse and the personal attention from the owner. Booking was a phone call, which felt refreshingly old-school.
